Experience

Jim Kerouac concentrates his practice in real estate transactions, commercial leasing, commercial lending, and the permitting of complex real estate development projects.

Jim’s real estate experience includes drafting and negotiating sale and acquisition documents and commercial leases, drafting condominium documents, resolving title and survey issues, and obtaining local land use permits and approvals. He regularly represents landlords and tenants in negotiating leases of office space, industrial space, and retail space.

Jim has represented clients in a variety of industries in connection with real estate transactions, including resort operators and developers, retail developers, institutional owners of real estate and biotechnology companies. He represents an insurance company in connection with the purchase, sale and leasing of its portfolio of commercial real estate investments. In the resort industry, he has represented companies in connection with the purchase, sale, financing, and development of real estate holdings. He has also recently represented a developer of retail properties in the acquisition of a portfolio of seventeen shopping centers located in five states.

Jim regularly represents and counsels lenders and borrowers in secured commercial lending transactions. In addition, he has represented lenders in connection with loan workouts and foreclosures.

Jim has represented regulated electric, water, and telecommunications utilities in connection with various state regulatory issues and proceedings. He has represented an electric utility in regulatory proceedings related to the proposed expansion of transmission facilities in northern New England.

Jim’s experience also includes representation of clients before state and federal regulators in connection with complex environmental permitting and compliance issues, including the permitting and regulation of a merchant power facility and other large-scale development projects.

Jim is admitted to practice in New Hampshire, Massachusetts, and Maine. He is also admitted in the United States District Court for the District of New Hampshire.
